These terms apply to your use of this website and to text messages you receive from Black Budget Concepts LLC (“we,” “us”). By using the site or opting in to messages, you agree to them.

Who we are

We buy residential real estate as a principal. We are not licensed real estate brokers or agents, we do not list properties, and we do not represent you in a sale. You are free to consult an agent, attorney, or financial advisor at any time.

No offer until a signed contract

Submitting the form, talking with us, or receiving a price estimate does not create an offer, contract, or obligation for either side. Any purchase happens only under a written agreement signed by you and us.

Assignment of contracts

We may close on a purchase ourselves or assign our purchase contract to another buyer. When we intend to assign, or may assign, we disclose that to you in writing before you sign, as Texas law requires.

No legal or financial advice
